Simon Clarke Residential provide a high quality service to landlords who wish to be assured that their property is in professional hands, and that the maximum return on their investment is being achieved.

If you are thinking of buying a property to rent, we are able to advise on choosing the right property in which to invest, and through our network of independent financial advisers we can find the financial package to suit you.

We can introduce and reference a suitable tenant, and manage the tenancy to a high standard. Our aim is to provide the most appropriate tenant for your property at the best possible price, whilst restricting void periods to a minimum.

The fee for our letting service is normally 10% (of the income for the term of the tenancy). However, if you choose to instruct us on a sole agency basis we will reduce this fee to 7.5%. If you so wish, when we let your property (7.5% sole or 10% multi), we will offer you our property management service (rent collection, inspections, dispute management, maintenance etc) free of charge* for the 1st 6 months of the Tenancy. If you wish, you can then take over the management yourself and there will be no charge for our previous 6 months management service. There is no catch, there are no hidden charges, we are offering this as a free trial.

We have no doubt however that you will be so happy with our service that you will want us to continue managing your property, and in this event a 5% monthly charge will apply from then on.

We recognise the need to protect the value of your property and relieve you of the administration involved. We are fully aware that each landlord's aspirations are different, and also that each property we handle is quite unique, therefore the service you select will depend upon your own personal requirements. We are willing to be as flexible as possible in tailoring our service to suit your situation.

Simon Clarke Residential are members of The National Association of Estate Agents (NAEA), and as such we are obliged to abide by a stringent code of conduct. The NAEA is an organisation that regulates Estate Agents and is recognised by The Government, Local Authorities, consumer interest groups and the media.
