Marketing and Advertising
We will offer the property to let to applicants registered with us, by advertising in the local and London-wide newspapers, by displaying it in our window display and on our own and portal web-sites.
Offers of Rental
We will communicate these promptly to you and take your instructions.
References
We will take up current employer, bank and landlord references, and where appropriate, guarantors for the proposed tenants. More detailed references and rent guarantee schemes are available and we can supply you with details of these.
Holding Deposit
We will take a holding deposit equivalent to 2 weeks rent from proposed tenants, pending receipt of satisfactory references. If they do not proceed, the deposit will be forfeited.
Tenancy Agreement
We will prepare for the signature of Tenants and Landlords, an Assured Shorthold Tenancy in our standard form, prepared by our solicitor specialising in Housing Law, for a minimum period of six months. We will also serve a Section 21 Notice Requiring Possession.
Rent and Security Deposit On The Grant of the Tenancy
Upon the granting of the Tenancy, we will collect on your behalf a Security Deposit equivalent to 6 weeks rent (less the Holding Deposit mentioned above). We will also collect the first months rent in advance.
Fees
We will deduct our fees at the agreed rate plus VAT from the Rent and Security Deposit upon the granting of the Tenancy.
Balance of Monies
We will pass these on to you by cheque within 7 days of receipt of the cleared funds.
