Initial Meeting & Valuation.
We will meet with you at the property for sale, initially for around half an hour, in order to ascertain a market value for the property, to discuss your requirements, our terms of business, and also any matters relevant to the sale of the property. If we are then favoured with instructions to sell the property on your behalf, we will conduct a more extensive visit, when we will photograph the property, both externally and internally, take internal dimensions and write a thorough description for the preparation of sales particulars. We will then forward these particulars to you, along with our Terms of Engagement for you to approve, sign and return.
Marketing & Advertising.
We will offer the property for sale to applicants registered with us, by advertising in the local and London newspapers, by displaying it in our window, and by advertising it on our own, and other websites. We will also, subject to your instructions, erect a “For Sale” board at the property,
Viewing Appointments.
Upon receiving enquiries from prospective purchasers, we will promote your property to them. Before making an appointment for them to view your property, however, we will make reasonable informal enquiries as to their current address, financial status and position in any chain of dependent transactions. All viewings will be accompanied by a member of our staff, and wherever possible prospective purchasers will come to our office beforehand.
Offers to Purchase.
We will communicate these to you promptly in writing and by telephone, excepting any type or level of offers you have instructed us not to pass on. We will advise you of the level of the offer and suitability of the purchaser, and take your instructions accordingly.
Conducting Negotiations.
We will, taking into account your instructions to us, negotiate with the prospective purchaser, in order to obtain the highest sale price for your property. Upon reaching a mutually satisfactory price, we will write to you, your solicitor, the purchaser and their solicitor, setting out the details of the transaction.
Progressing The Sale.
We will communicate regularly on your behalf with all the parties involved in the transaction, in order to make sure that the sale is conducted as quickly and as smoothly as possible. We will of course inform you promptly of any relevant matters as soon as they come to our attention.
Upon Completion of the Sale.
We will, on completion of the sale, on your, or your solicitors instructions, arrange for the hand-over of the keys to the new owners.
